Damp Proofing DAMP PROOFING

Damp normally affects external walls due to the break down or absence of a Damp proof course (DPC). Where DPC's have not been inserted or have failed, Rising Damp can be remedied by impregnation with a silicone based water repellent. Affected walls have a series of holes drilled, into which special silicone based chemicals are pressure injected which permeate the surrounding area, preventing further damp from rising.

Associated Building Work

The associated building work required in conjunction with the treatment work i.e. Timber replacement and replastering can be carried out by Propotec, which is the most effective way of ensuring that our recommended specification is followed and guarantees are not affected by the associated building work not being carried out correctly.

There are many different types of Wet Rot. One common type - Cellar fungus (Coniophora puteana) is recognisable by dark brown strands on the timber surface. As the name suggests it is found primarily in cellars and other very damp locations, where the fungi feeds on wet timber, causing the wood to lose weight and strength and eventually collapse.
Another common type is White Pore or Mine Fungus (Fibroporia vaillantii). This feeds on damp soft wood and is characterised by its snowy white rootlets or fern like mycelium.

There are four main types of beetle which may be identified, most easily by the size of flight holes they leave, but in general they have the same effect - destruction of timber.
The Common Furniture Beetle (Anobium punctatum) causes holes of up to 2mm diameter.
The Deathwatch Beetle (Xestobium rufovillosum) forms round holes up to 3mm in diameter.
House Longhorn Beetle (Hylotrupes bajulus) emerges from an opening up to 6mm wide and 10mm long.
The Wood-Boring weevils (Euophryum confine and Pentarthrum huttoni) have irregularly shaped holes measuring 1mm in width.

Of the homes we have surveyed over the years, we have found that 70% suffer from Woodworm and 30% from Dry Rot (Serpula lacrymans).
Although fungal attack can start at any time in timber used as a building material, the microscopic spores which initiate wood decay will normally (dependent on humidity levels) remain dormant until moisture content rises above 20%. Dry rot will normally spread in search of more timber to attack and since it is normally in advanced state by the time it is noticeable, immediate action is required to avoid further damage.
Damp conditions are to be avoided, which means checking that guttering is in good repair and that other less obvious external areas are not affected by penetrating dampness. It is also advisable to ensure that there is always adequate ventilation - especially in the sub-floor void.

THE REPORT AND SPECIFICATION

Upon completion of the free survey a full report detailing the necessary work and costings is submitted. All estimates are quoted at a Fixed Price to avoid the worries of 'Hidden Costs' being incurred. Furthermore, all the damp timber and dry rot treatments as stated in our report and carried out in accordance with our surveyors assessment are guaranteed for 30 years.

The Chemical Injection Damp Proofing systems used by Propotec have proved to be both efficient and economic and are widely accepted by Architects, Local Authorities, Building Societies and Building Contractors as an effective cure for rising damp. Chemicals are covered by Agrément Board Certificates, and where possible low odour, non-inflammable chemicals are used in the interest of safety.
